KA Construction HTX is a Houston general contractor building spec and custom homes, renovating homes and delivering interior commercial build-outs across Greater Houston, with one accountable team from first walkthrough to final walkthrough.
Planning a build and need a budget first? Try the cost estimator
We started as owners. Our leadership has more than 15 years in Houston real estate, and KA has been buying, building and managing property here since 2016. That background changes how we build. We price every job the way we would price our own, plan for the permit office and the weather, and hand over buildings we would be proud to own and maintain.
Every project gets a fixed point of contact, a written schedule, and a line-item budget you can hold us to.
Spec and custom homes built from the ground up, from bare lot to move-in day.
New homesKitchens, baths and whole-home renovations that make the home you have feel new.
RenovationsInterior build-outs for offices, retail, restaurants and clinics, ready for opening day.
Build-outsDaily site checks, clean and secured job sites, and subcontractors held to the same standard as our own crew.
Line-item bids, written change orders before any extra work, and draw requests backed by photos and inspections.
A written schedule at contract signing and weekly updates, so you always know what's done and what's next.
We've managed the buildings we built. We choose materials and details that hold up to Houston heat, storms and tenants.
We work with Houston and surrounding jurisdictions every week and plan for inspections before they're scheduled.
A written warranty and a walkthrough at close, with a named contact for anything that comes up afterward.
We build and renovate inside the Loop, across Harris County and in the growing communities around it. If your lot or building is within about two hours of Houston, we can likely price it.
Labor, materials, allowances and exclusions spelled out, so you can compare bids on equal terms.
A named project manager from the first site visit through the warranty walkthrough.
Photos, schedule status, inspections passed and the decisions we need from you next.
No extra work starts until you have seen the price and the schedule impact and signed off.
We work with the same lender, title company and engineers on our own projects, so your build moves faster from loan approval to final walkthrough.
You are free to use any lender, title company or engineer you choose. We'll coordinate with them the same way.
Tell us about your lot, plans or property. We respond to every bid request within one business day.

Building under the KA name since 2016, led by a team with more than 15 years in Houston real estate.
KA Construction HTX grew out of KA Housing & Development, a Houston company founded in 2016 to acquire, renovate and manage homes and apartment properties. KA built its first ground-up homes in 2018 and launched KA Construction HTX in 2020 to build for outside clients. That work gave our team a practical command of construction costs, local permitting and how buildings perform years after the keys change hands.
Today we bring that experience to clients: homeowners building on their own lots, investors adding rental units, developers delivering new communities, and owners improving the properties they hold.
Detailed, line-item pricing up front, with allowances and exclusions written out so nothing surprises you later.
Safe, orderly job sites that respect neighbors, tenants and the street.
Materials and details chosen for Houston's climate and for decades of use.
Progress photos, schedule updates and decisions needed, every week, from the same contact.
If something isn't right, we fix it. Our name stays on the building.
Quality housing in the neighborhoods that need it, from infill homes to renovated apartments.
Fenced or locked sites, daily cleanup, fall protection on elevated work, and a safety walk before each new trade starts. Every subcontractor follows the same site rules.
We inspect foundations before the pour, framing before insulation and rough-ins before drywall, in addition to the required city and third-party inspections.
General liability coverage on every job and builder's risk coverage on ground-up work. Certificates of insurance are available on request, and subcontractors carry their own coverage.
Electrical, plumbing and HVAC work is performed by Texas-licensed trade contractors and inspected under permit.
We collect lien waivers from subcontractors and suppliers with each draw, so your property and your lender stay protected.
One year on workmanship and materials, two years on plumbing, electrical and HVAC systems, and ten years on structural components for new construction; one year on workmanship for remodels and build-outs, with a walkthrough at close and a named contact for service.
We tell clients what a job will cost and how long it will take, including when the answer is unwelcome.
Nobody on our sites is asked to trade safety for schedule. Everyone goes home the way they arrived.
We treat each budget as if the money were ours and each building as if we were keeping it.
Straight lines, tight joints and clean finishes. The details people touch every day are the ones we check twice.
Engineered foundations for expansive clay, finished floors set above flood elevation, wind-rated roofing and windows, and drainage planned before the pad is poured.
Tight building envelopes, insulation and windows that meet or beat the energy code, right-sized HVAC, LED lighting and water-saving fixtures as standard practice.
Accurate takeoffs to cut waste, durable low-maintenance exteriors, and reuse of sound structure and finishes in renovation work wherever it makes sense.
We build and renovate in established Houston neighborhoods, adding quality homes and returning older apartment properties to full use.
We hire Houston-area subcontractors and suppliers and build long relationships with the crews who do good work.
Controlled work hours, clean streets, managed parking and deliveries, and a posted contact for neighbors with a concern.
KA Construction HTX is the building arm of KA, founded in Houston in 2016. Clients who need more than a builder can draw on the rest of the group without hiring and coordinating separate firms.
Building takes more than a builder. These are the lender, title company and engineers we trust on our own projects and recommend to clients.
You are free to use any lender, title company or engineer you choose. We'll coordinate with them the same way.
New homes, home renovations and commercial build-outs across Greater Houston, handled by one accountable team from first walkthrough to final walkthrough.
From a bare lot to move-in day, we build new single-family homes and townhomes, whether it is a custom home designed around your family or a spec home built to sell.
Update the home you love. We handle everything from a single kitchen or bath to a full down-to-the-studs renovation, with a clean job site and a clear schedule.
We turn empty or outdated space into finished offices, retail stores, restaurants and clinics, ready for your opening day.
Yes. Send us the lot address and any survey or plans you have. We check deed restrictions, utilities, flood zone and setbacks before we price the build.
You get a line-item bid that lists labor, materials, allowances and exclusions. Once the contract is signed, any change is priced in a written change order before the work happens.
Yes. We prepare and submit permit applications and schedule every required inspection with the City of Houston or your local jurisdiction.
Yes. We carry general liability coverage on every job and builder's risk coverage on ground-up projects, and we provide certificates of insurance on request. Texas does not issue a state general contractor license; the electricians, plumbers and HVAC contractors on our jobs hold the Texas licenses their trades require.
One year on workmanship and materials, two years on plumbing, electrical and HVAC systems, and ten years on structural components for new construction; one year on workmanship for remodels and build-outs. You receive the warranty in writing at closing, along with manufacturer warranties for roofing, windows, appliances and equipment.
Usually, for kitchens, baths and single-room work. We seal off the work area, protect floors and set up temporary facilities where we can. For whole-home renovations, most clients move out for part of the job.
Share your plans, your site or your lease. We'll follow up within one business day.
New single-family homes, renovated apartment properties, active construction and upcoming work across Greater Houston and surrounding Texas markets.
A typical new-home build, stage by stage. Pick a stage to see what we handle, what we'll need from you, and what you get at the end of it.
Durations are typical ranges for Greater Houston and change with project size, permitting backlogs, weather and selections. Your bid includes a written schedule for your project.
See exteriors, kitchens and baths before construction starts, so selections are made on the screen and not on the job site.
Aerial photos at site work, foundation, framing and completion document progress for owners, lenders and investors.
Weekly updates with photos, schedule status and open decisions, delivered to your phone and saved as a record of the job.
A milestone schedule updated as work progresses, so each trade and each delivery is lined up before it is needed.
Progress photos, work completed, work planned for next week, and inspections passed.
A running list of selections and approvals we need from you, each with a due date tied to the schedule.
Contract amount, approved change orders, allowances used and draws paid, updated with every draw request.
Scheduled walks at framing, before drywall and before final, plus visits by appointment at any time.
Certificate of occupancy, final lien waivers, warranty documents, manuals, paint colors and finish schedules, and as-built drawings where applicable.
A named contact for service requests and a follow-up walkthrough before the workmanship warranty ends.
When rain, inspections or supply delays move a date, you hear it in that week's report along with the plan to recover the time.
A free consultation to talk through your lot, plans, budget and timing.
Free planning tools: estimate what a project may cost, how long it takes and how the loan works, then research the lot with official plat, utility and flood maps.
| Finish level | Approx. size | At $/sq ft |

Sizes are what the budget supports after the contingency, using the same planning ranges as the cost estimator.
Ranges assume a typical Houston-area home and include labor, materials and standard permits. Structural changes, moved plumbing and hidden conditions add cost.
| Stage | Duration | Likely window |
|---|
Uses the stage durations on our process page. Permit review, weather and selection decisions are the usual causes of movement.
| Draw | Milestone | Month | Share | Released | Cumulative |
|---|
Assumes interest-only payments on the drawn balance during construction, with draws released at each milestone. Estimates only, not a loan offer. Your lender's terms, fees and draw schedule will differ.
The official maps and records we check before every bid. Use them to research a lot before you buy, or to bring answers to your first meeting with us.
Opens Google Maps or the FEMA map for that address. Copy the address to paste into HCAD and the other searches below.
Owner, legal description, lot size, value and taxing jurisdictions.
Recorded subdivision plats, deeds, easements and restrictions.
Check flood risk early. It drives slab height, foundation type and insurance.
Water, sewer, power and line locates.
What the city or county requires before you build.
These links go to official government and utility websites. KA Construction HTX is not affiliated with them. Map lines and flood zones are for planning only. Confirm with a survey, a title report and the agency before you build. Not sure what you're looking at? Ask us.
Houston has no conventional zoning, so deed restrictions and city development rules decide what you can build. They can limit use, height, setbacks, lot size and even exterior materials. Get a copy of the restrictions and the recorded plat before you design anything.
Check the flood map for the lot early. In a mapped floodplain, the finished floor has to be raised above the required flood elevation, which affects the foundation type, the driveway and the budget. An elevation certificate from a surveyor confirms the numbers.
Much of the region sits on expansive clay that swells when wet and shrinks when dry. A geotechnical (soils) report tells the engineer how to design the slab or piers. It costs little compared with a foundation repair.
Confirm water, sewer, power and gas at the lot line. New taps, long service runs, septic systems or wells outside the city can add significant cost, and some jurisdictions and utility districts charge impact or capacity fees.
The lender approves a budget and releases money in draws as stages are completed and inspected. You pay interest only on what has been drawn. At completion the loan is paid off or converts to a permanent mortgage. Expect to need plans, a builder contract, a budget and a draw schedule to apply.
Ask for a line-item bid, proof of insurance, recent references and addresses you can drive by. Confirm who supervises the job daily, how changes are priced, and how payments tie to completed work. Be cautious of a bid far below the others; something is usually missing from it.
Read the lease work letter first: it states what the landlord delivers and what you build. Confirm the permitted use, parking, restroom count and accessibility requirements for your business type before signing, since they drive both cost and schedule.
A line-item bid from us gives your lender the construction budget and draw schedule they need to approve the loan.

Because KA also develops, brokers and manages property, people here learn how construction decisions affect cost, value and long-term upkeep. That makes better builders.
